Not recommended beyond sleeping only.

This would have been a 5 star review since price/value in terms of cleanliness, comfort, location, etc all meet the requirements.

Minus 1 star -
The Room/price includes free water. There is none. It has been replaced with coffee pads since a delivery was not in yet.
When requesting a water from reception which is visible in a big fridge right there, that was not possible without charge.
In short - there was water. The hotel simply had an issue with the “room water delivery” and decided to make it a customer issue. That revenue before customer attitude leaves a bitter taste.

The second -1 star
Booking charges you (50%) in advance and then again (100%) on site at arrival.
The first withdrawal is a “reservation” with the right to hold for 1 month.
For the duration of up to one month you pay 150%.
This leaves you with the task to keep in mind the task to check if you get your money back.
With a hotel that does not trust me as a customer, I am not trusting them with my money.

Summary - good hotel manages to transform expected hospitality into experienced negligence.

We did not have a great stay here. On the first night we turned the shower on for our son and the bathroom flooded (due to a blocked drain) and when it was eventually unblocked the smell that lingered in the room was extremely unpleasant. Unfortunately they couldn’t move us because they were supposedly fully booked.
I wanted to like this place. The location is good and bad - 5 minutes to the central train station so very convenient in that respect but be aware that at night time it is very noisy, because of the location.
The rooms are small but I don’t mind for such short stays of a few days and the wallpaper gives it a quirky but cool vibe.
Overall, expensive for what it is.

Nice hotel, clean and comfortable rooms, great service, and a very central location.
A walk distance to the heart of Munich, with access to public transportation at the main transportation (3 min walk).

I'd definitely return! :)

Nice and not expensive designer hotel ,
The service people are very nice and welcoming,
The location is next to the central station which is very nice and comfortable for traveling in Munich using public transportation.
Rooms include a Nespresso machine with complimentary capsules and a complimentary water bottle .

Great Location: very central and well connected. The double rooms are spacious and well designed. Amazing staff and a very cute Israeli restaurant downstairs. Will visit again!

PLEASE READ!! I stayed here for 4 nights and here are a few incidents/observations:
- The first picture on Google with all the fancy stairways doesn't exist
- There were 3 repeated instances where the key to my room did not work, and had to get it checked at the reception
- One of the nights, somebody entered my room while I was half asleep. Apparently, he was given the wrong key (the key to my room). We had to get our dispute resolved with the receptionist again.
- There is no breakfast on weekdays and there is no mention of this anywhere. You do get a 'lunch box' though it is absolutely not vegetarian/vegan friendly if you are. I was literally told I can get a tomato and cheese in the box when I said I was vegetarian.. Anybody can do better than that, especially for 12 EUR

It is an affordable hotel to stay however, and all the staff are friendly. Room service is done timely and well.

I FEEL CHEATED!!
The first picture on the hotel website of the "lobby" with all the fancy stairways doesn't exist in this hotel. The picture is in fact of the District Court Munich!!!! Surely this is false and misleading advertising.
The rooms are OK and it is an affordable hotel (for Munich), BUT it is also more expensive than I would have expected to pay given the reality of the hotel. I chose to spend double the price per night to stay here as a birthday surprise for my partner, based on the images on the hotel website and the reality was very disappointing.
All the staff are friendly. Room service is done timely and well.
EDIT: It seems that they have since removed the image of the lobby staircase of the District Court Munich from the website. (Too late for some of us!)
