was a great service apartment with friendly staff. A perfect place to stay at a reasonable price. Location wise it is very central with access to the Metro right outside the main door, literally!

The staff here were very helpful! The room was quiet, clean and spacious! It was very warm at night as the AC wouldn’t work yet. You also had to pay to use the kitchen amenities which was expensive! Location was close to the train, bakeries and more! Would certainly stay here again!

Stayed from 24-29 Nov 2018. Solo traveller on business and part leisure. Loved my stay. I must say I was quite worried after reading the reviews. Fortunately my apartment is really very cosy to spend the 5 nights. I got a really good view room. Right on 7th floor 701. High floor facing back of the building. So less noise from main road.Booked through Expedia which is much cheaper than the official site. And includes the usage of kitchen stove too. Check in is strictly after 3pm. U can leave your luggage at the reception office if u arrive early. Check in was a breeze. Netto supermarket is just next to the entrance of the apartment. U Bahn exit is just 1 step away super convenient for me as my office is any 4 stops away. Cleaning is done on Day 3 of my stay. I usually clear my own rubbish daily to avoid bad smell. Staff is efficient to resolve my issue on TV and heater. :) Appreciate that. He even help to change the battery of the remote control and patiently teach me how to use the TV and setup box even though his English is limited. Very grateful. Overall, I had a great stay and love my balcony even though it's winter. Will stay again if I ever go to Munich again.

The place is fine, and the rooms are nicer and roomier than one might expect for a hotel in this price range.
However, the breakfast really is just a voucher for a nearby bakery, and what they offer is basically just a sandwich and a coffee. Not a full continental breakfast, as I had been hoping for.

Of course, the rooms are equipped so that you can make your own breakfast.

Smelly carpet in walkway (specially entrance). Beggars on entrance.

Inhospitable and arrogant staff. Told them on pre-check-in that we're a couple and needed early check-in. They denied the early check-in request (very rudely and bluntly), even before checking their systems. On arrival at 4pm we discovered 2 separate beds on wheels (like baby cots). We requested the housekeeping to help us with a double bed, which they accepted. On coming back in evening, we still found the same cots.

Next day at 11am, we requested the reception and housekeeping staff again for double bed and linen. Both confirmed that it will be done. In evening, we still found the same separate cots. On calling the reception at 8pm we learnt that the housekeeping staff had left and evening receptionist wasn't informed about our request at all and he couldn't do anything. So again we had to sleep on the moving cots the whole night....

The bathrooms are so small that even if you breathe, some part of you hits the walls. No soap or basic toilet articles available. No air-con. Noisy corridors and drunk people in the surrounding (very loud).

Terrible experience. Spoilt our entire trip.

I really enjoyed my stay at the Frederics München City Schwabing during Oktoberfest. The room was clean and more spacious than other rooms I stayed in Europe. GREAT location feet away from the subway system. I loved the little kitchen and nesspresso machine with a some complimentary coffee pods. There was a little balcony with a nice view to enjoy said coffee on. The staff were very upfront about office hours, but said we could just leave the keys in the room if we need to check out early. They were very helpful with directions and local recommendations. I wish I could have stayed here longer and would recommend this spot to any one visiting München.

For starters, fantastic location in regards to the underground Metro.
Very friendly and helpful staff, nicely laid out the rooms of the few I used. All in all good, except...
The last time I stayed out I was in a first floor room, and starting around 6 a.m. some loud noises be here. It sounded like a large cards being rolled back in for it for about 30 minutes. I never saw what it was but I suspect it was something happening in the common Courtyard outside the Residence. So it is not the fault of the facility itself itself, just something to mention.
