location is very good, a lot of Cafés, restaurants and small pubs are nearby.
The room was nice, bed clean and mattress ok. The sideboard needed to be cleaned inside. bathroom quite new and modern,but a little dirty. The mirror was not clean, the wall next to the sink had small dirt stains. Breakfast had a good variety, coffee tasty. Staff in the breakfast room and at the reception was very friendly. Conclusion - a little too expensive for the category.

The only reason I give two stars is because it was an inexpensive rate and the rooms are decently decorated.

Our complaints are numerous and start with: good luck getting any hot water for showering. Several employees were less than helpful when we told them, mainly telling us that the hotel was booked fully and they couldn't help if too many guests showered at once to use the hot water. However, my husband showered at 6am and still had cold water. There was also a sewage smell that came and went in the bathroom.

The wifi has also been spotty throughout our stay, even on our dedicated room wifi. It says "ticket limit exceeded".

We shared the room with another couple because they advertised a full double bed and two twin beds. However, the 'twin beds' were nothing more than two pads on the floor with mattress toppers. My friend had to ask 3 times to get a topper for her 'pad' and ended up sleeping on the small sofa the first night because reception closed at 9.

The included breakfast was one of the most limited I've seen in our Europe travels.

Finally, the advertised '24 hour reception' is anything but. They close the desk at 9 and when we called to inquire about the lack of hot water the first night- the person that answered was very confused why we were calling that number. They said they'd "call someone else in the morning".

All in all- I don't think I would recommend this hotel to anyone.

Reasons for stars of this “Hotel”:
1. Location to art museums, cafes, and urban living atmosphere. A bus stop next to the ice cream shop (across Brandhorst Museum) with lines 68 and 100 to Central Station, which is very convenient.
2. Breakfast served at a lovely dining area with classical music played in the background, which made everyone speak softly and look elegant. ???? Food selections are limited but quality is good.
3. We stayed in the old wing with smaller rooms. However, our room was facing the court yard and quieter than facing the street.
4. The ice cream sold around the corner of Brandhorst museum is superb. ????

Areas of improvement:
1. Cleaness. Shocking. The toilet had clear stains when we checked in the room. Only half roll of toilet paper available and no additional roll was provided after room cleaning the next day, and we had to ask for it while the front desk was still open. No change of new towels after the room cleaning.
2. Front Desk. Only available between 08~21 o'clock. We arrived later than 8 p.m. and checked out early before 7 a.m. Therefore, the experience is more like staying with an airbnb host than a hotel. Not a good fit for oversee travelers requiring assistance.

Beautiful location with lots of restaurants and close to the Ubahn(underground train). Stayed in room 35 on the front building. That building was dated and an eyesore inside. They were a fowl oder emmunating from the toilet that can make you cry. We brought it to the From desk attention but nothing was resolved.. The sink was actually below the television hanging on the wall as you will see and add pictures to follow. The breakfast option is pretty good that's was a plus. All in all if you do decide to stay here request the 2nd building at the back it looks more modern cleaner cleaner but I probably would not come back to this location because of my experience

The room was big with a nice terrace. There wasn't hot water. At the reception they told us it was a problem in the entire building. Check in experience wasn't good. The reception was open only from 3pm on a Saturday.

Thieves! Avoid, avoid, avoid! They advertise as having certain amenities (such as air conditioning) to lure you into making a booking. Upon arrival and after payment, you become aware that these things are unavailable. What a scam. Shameful! Stay literally ANYWHERE ELSE.

Air conditioning only on fifth floor which is a big lie as it says it has...breakfast is dreadful..shower is terrible...only location is good
