I will not recommend this hotel. Its claustrophobic, there are furniture's and ornaments littered everywhere. The floors are uneven and squeak and in some places you feel you going to fall through.

The rooms are outdated and the floors are higher in some part of the room and there is no warning sign. My daughter had a swollen toes because she hit her leg on the uneven surface several times

55 euro par day for a double room with breakfast and free parking is not expensive. However Wi-Fi is very poor. Staff not able to speak English and not very open to help you if you have questions not related to the hotel.City center is at 30min by public transport. There isn't any place of interest around.
Funny story, we checked out at 9 am and we went to bring the bike we rented in city center. We came back to the hotel at 10.30 to take our car and hit the road. We asked if we can use the bathroom before to go and they didn't allow us. Unbelievable!

The room was clean. Simple breakfast, some more fresh vegetables would be nice. Biggest point of critic is that the rooms do not cancel noice at all. That's why this hotel is not really suitable for families with children. Location is good, the public transport is nearby. In general, we had a nice experience, and the price was very decent.

Room small and not my taste but it was clean and ok for 2 days. Not longer.

Bathroom tiles well maintained but the armature old (shower doors sagging and having a 8mm gap at bottom when pulled together, rusty sink elements)

Parking good in the back (about 10 spaces)

Breakfast small and pre-made even though the time of the breakfast was arranged exactly and we were only two guests in the entire hotel. Each got a plate with couple slices of meat and cheese. Bread (buns) from tinfoil served on Sunday was either stale or rock hard. If it wasn't for the coffee it would be one of the worst breakfasts I had. On Sunday there was even no water to drink. Only coffee of tea.

Company offered to book another night there, but I am glad they didnt

I really liked the old-world charm—I'm not so much into the international chains. Friendly people, nice room, incredible breakfast. Other amenities included a lounge area furnished like a loving room, snacks, nice homey decorations, etc.

Lovely place, neat room, adequate sized bathroom, friendly staff, overall a lovely stay. The only reason why I took out one star is because some of the rooms are too close to the dining area, hence you get a lot of noise coming through from diners having breakfast.

My stay in Hotel Villa Kinstanz was my worst experience with hotel, which almost ruined my vacation. I paid 948 Euro for 3 rooms, 4 nights in total. It was so horrible that I cancelled my staying the second morning, and I only got less than 80 euros back.
1. It was extremely noisy, my whole family barely slept the night we stayed there.
2. The rooms were not clean enough, the moment we opened the door, you can see spider net hanging on the lamp, the floor was not cleaned properly.
3. The facility was not functioning well. One of the three rooms ran out of electricity when my sister was using the hair drying machine. Another room had a clogging sink when we tried to use it. Lots of disgusting things kept piping out when the water was in the sink
4. The reception was extremely bad at their service. The day we arrived was almost 35 degrees in Berlin. I asked the receptionist if they had Air Conditioning, he was laughing at me by saying, “ so you want to get a 3-star hotel with AC by paying that amount of money?”, with an really annoying attitude. Actually, I paid just 15% more price and got a 4 star hotel afterwards.
5. The working staff kept blaming the guests when something went wrong. When we found the room was very dirty. We reported it to the receptionist, the receptionist thought we pulled and push the furnitures so the dirty stuff came out. But actually we didn’t. Since there were no reception service after 8pm in this so called “hotel”. I told one of the working staff that the sink was clogging, she told me that it was good before we checked in. But we didn’t use it at all.
