PLEASE READ: This is my advice to anyone looking to rent an apartment in this city.
When it comes to standing up for your rights, Mr. Lodge is ineffective, and they either can't or won't do anything in reality. When you request flow up, you can expect countless CC emails with no reply. It's a shame for Mr. Lodge's business that they can't even contact the home owner to inquire about upgrades.
Defects in short-term contracts produce several problems with DEPOSIT payment; for example, shortly after we handed over the unit, the flat owner refused to react to us; she simply vanished, and Mr. Lodge appears to be unable to contact their customer. - contracts with no meaning -
We have not had any requests for further costs or damages since then, even though she has a new tenant, but she refuses to return our DEPOSIT. - We paid all of our rents on time and in full, and we returned the flat cleaner than when we had it and in good shape. We didn't have any problems with her or her neighbors. -
What you need to do is learn from others (a fast internet search will turn up a plethora of similar stories) and envision what would happen if it happened to you. Please do not give your money to the landlord; instead, put it on a German joint account (Kautionskonto) - Mr. Lodge will never tell you this and will not be able to get it back for you if you do - otherwise, they will spend your security deposit, and it appears that they will have difficulty returning it.
Be aware that when you move out, the landlord will claim all existing damages against you, so first you move in, be cautious and take as many pictures as you can of any defects and email them to your landlord and rental company. Fortunately, we did the same subsequently to protect ourselves.
Finally, it appears that we didn't need to use the services of a rental firm because nothing changed for us. You may just prepare yourself ahead of time by understanding your options and rights.
