This was by far the worst hotel I ever stayed in and I would absolutely recommend to avoid booking it.
I had a single room which was very tiny and extremely dirty and rundown. Never had such a dirty hotel room before. The first night, morning and second night I had no hot water, which seems to be a common problem according to other reviews.
Furthermore, I have never experienced unfriendly and incompetent staff like that before. When I informed them about the dirty room and the cold water, the receptionist even shouted at me that this is not his problem and got quite aggressive.
Lastly, my parfume got stolen out of my room (at least, after a lot of discussion effort I received the money for that). As I didn‘t feel comfortable anymore with anyone entering my room after that, I asked to skip the housekeeping for my room. This was ignored and my room was entered.

NO HOT WATER nor HEATING in the room!
I stayed here two weeks ago for two nights. There were no hot water or heating in the middle of winter, and what the hotel said was that it's Sunday and they cannot do anything about it. At the check-out they said they will compensate for this but so far we have not heard anything. We emailed them, but they just ignored us. If you want to have a nice time in Munich, we don't recommend you staying here.

Ensure you don’t book room 405, which is the tiniest room in the hotel. The bed is really small and you can’t move at night.
When I ask to change room, the personnel was very aggressive as I would use a double room for a single room, despite that I would pay for it.
When it came to breakfast, the personnel shouted as me as I sat on a table with 4 seats and I was single.
Everyone can have a bad day or a bad mood. However, when you deal with clients, it seems obvious that you should at least be respectful.

If you arrive after 8pm, reception is closed with a phone to call. On the phone, we have been asked to send our vaccination certificate by email, spelling the email difficultly. 10 minutes standing in the cold to finalize that....Then we had a first code to enter a hall and a second code to receive our key. The customer experience could largely be improved...at least writing the guidelines on the door....

The long grey hair male receptionist was very rude and aggressive. He shouted at us and did not even give us a proper place to drop our luggages. A lady wanted to help but he talked in German with her that she should leave us to figure out ourselves. But bad luck for him, we understood German quite well.

Hotel is nice, room is clean and location is great! The lady serving the breakfast buffet is extremely friendly, she takes the initiative to know what you like to eat and brings them to you on subsequent mornings. If the hotel management reads this review, please kindly give her a bonus or at least a best employee award. It was a great 4-night stay at Ars Vivendi, highly recommended!

It's quite cheap, so if you are used to high-end hotels don't bother me. Rooms are cosy and staff is very kind. Breakfast, far from continental, it's enough to start the day. I actually found the housekeeping quite lagging behind (welcoming water bottle was not replaced from previous guests and there were some spots of the room I cannot define thoroughly cleaned)
