Cleaning only once in every two weeks and when they clean, they don’t clean the kitchen, don’t change bedsheets, don’t fully clean bathroom. I had the pleasure to meet multiple beetles in my room when I arrived some of them already dead. Strange smell in the apartment, mainly because of all the carpet and old curtains. Only 2 forks, knives, plates etc. Uncomfortable cheap bed. Construction work in the other apartments, waking me up in the morning and making the hallway disgusting. Staff at the reception is uncapable and laughs in your face about complaints.
For this price, this is definitely not worth it.

it has been our fifth year to stay in this hotel during the fair in Jan. everything here is nice, peaceful and quite. it is about 15 minutes walk to the shopping area. it is pity that the hotel has cancelled the supply of breakfast since last Oct. we have to go out for breakfast every morning (especially bad experience in rain).

No hot water the first day, cold showers. 1 elevator not working. Super small breakfast, not worth the money. No fresh milk, only 'fake' milk provided. Internet disconnects every 30 minutes regardless of usage, as 'per design'.

The hotel reception is also the kitchen, the cafeteria and the place where you buy sandwiches. The rooms are just converted apartments, they are OK I guess.

Good thing was friendly staff.

I did a no refund reservation. But 28 days before I had to cancel and the reason was: I have done the reservation for my sister that was under cancer treatment in Germany, and her insurance didn´t pay a euro. Unfortunatly, this situation made us completly broken, with a huge debt. When the reservation was done, her treatment was already schedule , but this completly unexpected news made us to change the plans. I contacted the hotel, explained this issue, sent the documentation that could prove what happend and the hotel just said: I can´t cancel without tax and I can´t charge you less. I tried to negotiate again, but they where completly inlfexible. I don´t indicate this hotel for anyone. They could understand and help a customer with this problem. Of course they will receive twice for the room, I told them the problem with enough time to put someone there. The exception they did was: Put a friend of yours in our hotel. COME ON! I was very transparent about what was the reason I was asking to cancel without tax, and they asked me to pay and put another person there. Congratuations, you lost a customer . I never go there, if they "care so much" about the customer, I can imagine how bad is the treatment in that awful hotel.

The deluxe rooms are elegant; Nice living room with an open kitchen. If you love cooking; i suggest you give it a try. You'll enjoy a view of Frankfurt streets; the Zeil is a walking distance from the hotel; you can enjoy your shopping and many restaurants and bars are within walking distance.

The staff at the reception desk (if I could call it that way) almost spoke no English. The place looked not very clean. The elevators showed their times. The room was not that bad until I found...cockroaches! Yes, you're reading it right! Cockroach in my room?! I immediately left the hotel. They offered me a stay at their 5-star Fleming's riverside where I was told my case was not the first one in Livin. Terrible experience!

Not experienced receptionist. Horrible elivator. No washing machine indide the room. And public washing machine has a lot of problem technically. They dont clean the room over 3 weeks(even though 2 times a month is written on the concept). Card key can be easily lost the identity.
